KAISER STEEL LAND USE STUDY AND OTHER PROJECTS - Fontana, California
This work was for Monte Rial a college friend who was an entrepreneur. Monte was a client who called on TWB Architects to provide a broad range of planing and architectural services including planing, programming, and building design services. The following projects are listed separately below;:
Remodel residence Oklahoma City, Oklahoma ; A Safe Room in existing residence
Remodel residence Redlands, California ; A Children's suite with two bedrooms, play area and jack & Jill bath with garage below
Remodel residence Houston, Texas : Overall update to large residence with new entry feature, flat roof to raised hipped metal roofing and additional area adding living and nanny quarters and updates throughout the residence.
New Guest and Guide Quarters for hunting guests in Kaisers Coal mining operation and hunting preserve in Raton, New Mexico
Brownfield Land use study for Kaiser Steel Corporation 200 plus acres. Fontana, California
A retirement community in Tamerisk, California
This project included planing for housing, commercial, health services, and community and operation offices. The existing community provided single and multi family housing in addition to a campground for Air Stream Members. The original town was build by Henry Kaiser during the war for employees who worked in the steel ore mines.
The mine produced enough steel ore material to support the construct railroad track and a weekly train from Tamerisk to Fontana where the steel mill was located.
Although the steel mill was no longer operational the company's other coal mining operations in New Mexico and Wyoming and the offshore drilling rig production provided enough cash flow to facilltate ongoing operations and retirement commitments.
TWB was employed to prepare a land use study for a large property East of Los Angles in Fontana, California. This property included the property formerly occupied by Kaiser Steel Production Mill in Fontana.
The properties included the Mill site and numerous surrounding properties. Developed and undeveloped properties were identified in the study. The developed properties had specific use related to specific manufacturing, storage , wearhousing, and office use.
The Fontana Mill property had been evaluated by the EPA and could not be used until all hazards were addressed and removed. This placed much of the property in a no use category since site clean-up exceeded any reasonable sale price for the property.
Today, LEED would look at this property for recycle credits as a brownfield.
We prepared a study that identified the salable properties and provided the physical details of each parcel. Land use was suggested for the development of each site.
